Available for sale beautiful detached house of 133,99 square meters in a calm and beautiful location near the center of Methoni.

This beautiful house consists of 2 bedrooms, two living rooms, a bathroom, a wc, a kitchen, a guest area which can become a bedroom, a large storage room and a storage room in which the oil heating system (oil tank) has been installed.To create more space in the first store, opposite the new kitchen door, the oil tank was moved to a new concrete pad outside workshop and the Buderus boiler was moved to the oil tank’s former place. New plumbing was installed to connect the boiler to the house for hot water and central heating. (Solar panels and boiler were already in place on roof of toilet / kitchen and are the main source for hot water) A simple tap control to change from solar to Buderus boiler is behind panel in 2nd storeroom. It has maintained a record of the fuel bought for the oil tank and the running cost.
A little later it was added a wood burner in the living room, with chimney through the outside wall, for an additional source of heating to the house.
Owners made changes to the 2 storerooms to unify the height and they were then re-roofed with new wooden ceilings, roofing felt and tiles. A new window with wooden shutters was installed in the second store and the floor tiled. These are now 2 useful rooms. The first room is a sizeable utility room, opposite the new kitchen door, which has power points for washing machine, fridge freezer etc. and a useful range of shelves covering one wall,
The second room, opening onto the garden has a radiator, book shelves and power points making it a useful extra bedroom for guests or could alternatively be used as an office or for storage.

An early project was developing the outside area There are 3 level areas connected to each other by steps.
-Level 1
Here you will find a Domextra Water-softener which connects to the bathroom and kitchen, the Buderus boiler and the solar boiler. A separate pipe supplies filtered, unsoftened drinking water
to the kitchen.The original gate was removed, the opening enlarged to make parking easier under a metal roof and a new sliding gate installed.The wooden structure of the original pergola which houses an outside eating area has been renewed and regularly maintained.The bar now has a marble top. There is guttering below the roof tiles in this area and also in the parking area to channel rain to the drain.
-Level 2
Has a paved terrace with steps to level 3. Garden beds were created and a central water feature, surrounded by crazy paving.
-Level 3
This area was rough, undeveloped land. Only the eating olive tree was growing there. It was dug over and redeveloped using the stones to create a working/storage area beyond the workshop , a raised garden along the boundary wall, a vegetable plot and a pergola with a seaview. Later a stone wall was built around the olive tree.

-Important notes on the renovation of the house:
The roof to the original rooms of the house needed repairing and this included some new timbers tiles, roofing felt and insulation board. A lot of repair work had to be done to wooden shutters of all rooms so eventually we had the windows and shutters replaced with aluminium units comprising double glazing, fly screens and shutters by ALKAT. They also replaced the front door and kitchen door together with a fly screen. Window guards were made for all vulnerable windows, in the kitchen, living-room, dining room and utility room and a gate to the entrance to kitchen and utility rooms from the garden.The voids under the wooden floors to the front bedrooms were filled and finished with cement floors. February 2022 the bathroom was renovated including new tiles to walls and floor, installation of a walk in shower, hanging toilet with cistern inside the bathroom wall. A hanging cupboard was added. At the same time a new solar panel and boiler installed.

A few words for Methoni:
The pretty seaside town of Methoni lies on the top of Peloponnese, famous you could say, because of its historical castle build in the 13th century.The town is about 12 km from Pylos and when the weather starts warming in Spring, visitors start arriving in Methoni, and the restaurants and taverns are full. There are so many beautiful spots to explore, but most people simply love to stand near to the castle and witness a glorious sunset. The castle of Methoni is a magnificent archaeological site surrounded by the sea.

Access to the center of Methoni is easy and just 4 minutes walk, where you can find restaurants, supermarkets, pharmacy shop, gift shops. The distance to the beach is only 13 minutes walk.
